Praveen Subramanya

  • Praveen has joined the team to lead AJVA SP with his extensive skills in the valuation of Real Estate Business, Financial Instruments, and P&M. With his great exposure in the real estate industry, he is officially a registered valuer for Bahrain and India. He is also a Certified Business Valuation Specialist in the USA, with his academic achievements and years of versatile experience in varied industries and geographical locations.
  • Praveen’s significant experience in Valuations, Strategic Consulting, Technical & Financial Due Diligence, Mortgage Analytics, Project Funding Credit, Risk Management, Specialized Property Risk Management, Policy formation, Construction and Specialty in Cement/Chemical Technical Sales allows us to benchmark the company with curated services and best expertise. Praveen has completed his Civil Engineering degree from RV College of Engineering, followed by a Master’s degree in Plant and Machinery Valuation, along with a Master’s in Technology in Environmental Engineering.

Chetan Gujjar

Chetan has 20+ years of extensive experience in the valuation of Real Estate, and Project Management skills in real estate project developments. He is known for his Value Engineering approach, budget & cost management, and analytical skills. With well-rounded, holistic, and varied experience, he has developed the skills of assessing and valuing real estate assets based on their current worth, technical due diligence, project monitoring, development feasibility, redevelopment cost, residual value, and revenue models.

With his registration with the Insolvency and Bankruptcy Board of India (IBBI) as a Registered Valuer in the Land and Building asset class, he possesses a deep understanding of the complexities of real estate and project management. He is also a Chartered Engineer and a member of the Institution of Engineers.

He has completed his bachelor’s in Civil Engineering and post-graduation in Advance Construction Management.

Utkarsh Gupta

  • Utkarsh brings over 6+ years of global experience in Valuation of Real Estate, Business & Financial Instruments. He is a certified financial modeling & valuation specialist from The Wall Street School, India, & has a masters in Real Estate & Urban Infrastructure from RICS college India. He has worked with companies like Blackstone, JLL, Cushman & Wakefield, which has enabled him to handle valuations of high-end big office parks, retail malls, commercial, industrial, & residential assets across India, Australia, New Zealand, the Kingdom of Bahrain, & Saudi Arabia.
  • He has performed company valuations utilizing market approach (Relative valuations for trade comps & deal comps) and Income approach (Future cash flows – Discounted cash flow) 
  • Apart from valuation, he has a rich experience in performing technical & financial due diligence.
  • Prepared financial models, research reports, and valuation analyses using discounted cash flow, residual approach, replacement cost method, market approach, and rent capitalization method.

Abhirup Roy

Abhirup is an expertise in valuation of properties involved in mortgage loans. Starting his career from US mortgage industry, shifting focus towards Indian mortgage industry looking at its complexities and challenges bringing out mitigates of such challenges, he joined Formulaic Engineers Pvt in Delhi NCR, while managing various banks and NBFCs as clientele focused on TAT and quality, upon which one of his clients Bajaj Finance offered him a centralized role based on his rich expertise related to hygiene of valuation reports and challenges at local level, this role helped him to look at portfolio of cases basis triggers around India, during his tenure, he was part of selling off NPAs based on quality of collateral, highlighting challenges and risks related to collateral and valuation at an early stage to CROs and Head Risks and other upper managements and incorporating it in collateral policies.
